From the first conversation to a home in your name

Five steps, from the first consultation to the day you collect your keys. At every point, you know where things stand, what comes next and what depends on third parties.

  1. Initial consultation

    Where we begin

We get to know your goals, timeline and budget, and whether Brazilian residency is part of your plans.

  2. Search and viewings

    Your selection

A shortlist built around your brief, with our team at every viewing, in person or by video.

  3. Due diligence

    Before any offer

We review the property’s title records and the owners’ documents before you make an offer.

  4. Offer and contract

    Bilingual

Your offer and the purchase agreement, set out in English and Portuguese. The deposit is typically 6% to 10% of the price.

  5. Deed and handover

    Closing

We attend the deed signing with you, alongside a sworn translator, and help transfer the utilities into your name.

Buying remotely

You can complete your purchase without traveling to Brazil. Your CPF (Brazilian taxpayer number) can be issued at a Brazilian consulate, viewings can take place by video, and the deed can be signed in person or through a power of attorney executed in your country.

Considering residency?

An urban property of R$ 1 million or more, purchased with your own funds from abroad, can serve as the basis for a residency application. A specialist partner firm handles the application, and we coordinate it with your purchase.
